Three tips to buy in today’s market

Buyers, read this before you begin your home search.

Hello, it’s a beautiful day to talk about real estate.

I want to talk a little bit about three quick tips for buyers who
are buying in today’s market, where there’s limited inventory.

Number one, determine what your price is, what your maximum
price is, and stick to it. Know that ahead of time so that when
you’re going into a House and everything is pulling you to
try and make an offer higher and higher, know what your limit is.
They’ll be another house to come around that will be in your price
range. So determine that and stick to it.

The second thing would be to make a decision quickly.
Houses are moving really quickly right now, and you can’t go home
and think about it for three days. If you like it make an offer and try
to be quick about it. Do it that day, or the next day.

And then the third thing is, when you do put an offer in try to make
sure that your offer is competitive. What I mean by that is try to make
sure to have your agent send you some sold property so that you can see
what the market’s doing, what prices are going for.

If you consistently see that in that neighborhood, the houses are going
$10,000 to $15,000 over asking there’s a good chance that it’s probably
going to go over asking price.

If you’re looking in that neighborhood and you see that they are consistently
going $5,000 to $10,000 under asking price, there’s a good chance.
that’s where it’ll end up. So try to be competitive with the market and keep
your contingencies limited.

Contingencies are things that you’re asking for, if you know you have
other offers that are going to be competing with you, you don’t want to ask
for the washer, the dryer, the lawn mower,you want them to clean up
everything in the garage,.you don’t want them to leave any paint, you want
them to do this and that.

Thing the least you ask for the better. Your offer will look so much
better. Of course, ask for things that you need. If you need closing costs,
that’s important, but try to limit your contingencies as much as you possibly.
That will give you a better chance to get your offer accepted.

So that’s a few quick tips for buying in today’s market.
